Responsible to assist with the daily operation, maintenance, preventative maintenance and repairs to assigned commercial property(ies) with a focus on tenant satisfaction, common area appearances, optimum equipment efficiency and exterior grounds upkeep. Work indoors and outdoors on various projects throughout the portfolio and assist with projects that come up throughout the communities. Provide support to the various departments in Bedrock and the FOC on a wide variety of projects and opportunities. Must have a basic working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure proper operations. Must have basic experience in some or all of the following: carpentry, plumbing, basic drywall and painting.
Field Services Manager and Director of Field Services
This is a full time hourly non-exempt position that generally works forty hours per week. The team member is on-call for emergencies and may be required to come in early, stay late, and work the weekend.
Inspect and maintain cleanliness and appearances of all maintenance, utility and storage rooms as assigned.
Respond quickly to emergency situations.
Perform all assigned work so as to ensure the safety of the building’s tenants and the continuous operation of the site(s).
Plunge and clean toilets as necessary.
Prioritize service calls and follow-up upon completion.
Order parts and supplies as required, and maintain stock and inventory control.
Be familiar with and conform to all operating procedures associated with site(s).
Performs other duties as assigned.
Repairs, maintains, and replaces a variety of equipment.
Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions.
Assist with & conduct periodic general preventative maintenance on the mechanical, electrical, HVAC and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts and periodic testing of equipment. These systems include, but are not limited to; air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling and plumbing systems, steam systems.
Be responsive to tenant complaints in the areas of safety, plumbing, mechanical, electrical and environmental needs through assignments.
Work with technicians and engineers on projects
Power wash as needed
Work as part of a team in a fast paced environment.
Work in the field on vacant and occupied buildings
Check interior and exterior lighting on all buildings, trees, and garages/parking lots.
Landscaping as needed
Moving and storing furniture, tools, and all other company property
Follow all safety rules when using equipment
Complete the Bedrock Safety Training Program
Spot for equipment when needed
Assist with large events, projects, and charity work
Daily follow up on projects
Effective communication skills.
Ability to work under minimal supervision.
Must have high school diploma or the equivalency of the same.
Ability to prioritize emergency calls.
Strong problem solving and organizational skills to gather information from multiple sources for the purpose of developing alternative solutions to repair and maintenance issues.
Must have and maintain a valid Michigan Driver’s License and an acceptable driving record.
Minimum 2 years’ experience or comparable equivalent in commercial building maintenance.
Dedication to personal and professional growth / development through both formal education and on-the-job experience; with an end goal of career advancement.

This position works inside and outside. The inside is generally heated in the winter and air-conditioned in the summer.
